U.S. Virgin Islands Real Estate Market Update – July 2026
The numbers are in, and the July 2026 U.S. Virgin Islands real estate market continues to show important differences between St. Croix, St. Thomas, and St. John.
From the number of properties currently available to changes in average sales prices and the time it takes to sell, these market indicators provide a snapshot of where the islands stand right now. For buyers, the numbers can help identify where inventory and opportunities may be available. For sellers, they provide important context when determining how to price and position a property in today’s competitive market.

St. Croix Market Summary – July 2026
Average sales prices were $945,385 for residential, $316,200 for condominiums, and $214,250 for lots/acre. Residential and condominium prices remained relatively close to July 2025 levels, while the lot/acre average was higher.
Average days on market were approximately 260 days for residential, 120 days for condominiums, and 470 days for lots/acre. For buyers, the larger inventory provides more choices and opportunities to compare properties. For sellers, proper pricing and presentation remain important in a market with significant competition.
St. Thomas Market Summary – July 2026
Average sales prices were $1,170,000 for residential and $482,214 for condominiums. Residential pricing was notably higher than the July 2025 average, while condominium pricing was lower.
Average days on market were approximately 320 days for residential and 180 days for condominiums. The data suggests buyers may benefit from taking time to compare properties, while sellers should focus on competitive pricing and effective marketing.
St. John Market Summary – July 2026
Average sales prices were $1,704,857 for residential, $1,251,667 for condominiums, and $173,500 for lots/acre. St. John continues to reflect a higher-value residential and condominium market, while land represents a significant portion of available inventory.
Average days on market were approximately 300 days for residential, 400 days for condominiums, and 900 days for lots/acre. For buyers, this may provide additional time for research and due diligence; for sellers, realistic pricing and island-specific marketing are especially important.
The July 2026 data shows that each U.S. Virgin Islands market is moving differently. St. Croix offers the most inventory, St. Thomas shows notable residential price movement, and St. John continues to command higher average prices with substantial land inventory.
