The August 2026 Market Summary gives buyers and sellers a current look at real estate activity across St. Croix, St. Thomas, and St. John. While each island offers its own opportunities, the latest numbers show noticeable differences in inventory, average sales prices, and the time properties are spending on the market.

 

St. Croix: The Largest Selection of Properties

St. Croix continues to have the largest active inventory of the three islands, with approximately 631 active listings in August 2026:

  • 147 Residential
  • 128 Condominiums
  • 356 Lots/Acres

For buyers, the larger inventory means more properties to choose from and compare. For sellers, it also means greater competition, making competitive pricing and effective marketing especially important.

Average Sales Prices

The August 2026 average sales prices were:

  • Residential: $476,231
  • Condominiums: $301,167
  • Lots/Acres: $157,563

Average Days on Market

The August chart indicates approximately 240 days for residential properties140 days for condominiums, and 300 days for lots/acre.
For buyers, this may provide additional time to compare properties and evaluate opportunities. For sellers, it highlights the importance of pricing a property appropriately from the start.


St. Thomas: Strong Residential Pricing

St. Thomas had approximately 280 active listings in August 2026:

Average Sales Prices

The August 2026 averages were:

The August 2026 average sales prices were:
